Before You Book

Questions about viewings, properties, furniture, parking and more.

We need to give the students currently living in the property at least 24 hours’ notice before a viewing.

To arrange a viewing, simply contact the Rebell team and we’ll organise a convenient time for you.

Whichever is easiest for you. We can arrange to meet you at the property or at our office.

Yes. We offer viewings on Saturdays and can also arrange Sunday viewings by appointment.

Yes. Our student properties are fully furnished and include kitchen appliances. We’ll explain exactly what is included in the particular property when you come for your viewing.

No. Our rooms are let on a per-person basis and we don’t contract more than one person to a bedroom.

We don’t provide traditional halls-style accommodation. However, we have larger student houses and properties located close together, which can work particularly well for larger groups of friends.

Yes. Our properties are maintained in accordance with the relevant requirements. When you move in, we’ll provide the appropriate property safety information and certification, including gas, electrical and Energy Performance Certificate information where applicable.

Parking is available around a number of our student properties. Permit arrangements depend on the particular property and location.

Speak to us about the house you’re interested in and we’ll explain the parking arrangements and help you with the relevant application where required.

Pets aren’t normally permitted. However, there may be circumstances where we can consider a pet, subject to agreement from Rebell and the other housemates. Please speak to us before making any arrangements.

Our properties are furnished, but personal items such as bedding and kitchen utensils aren’t provided. You’ll therefore need to bring these with you when you move in.

We recommend speaking to us before bringing additional furniture or electrical items into the property.

Any furniture or furnishings brought into the house must comply with the relevant safety requirements, and electrical items should be safe to use. You’ll also be responsible for removing your personal belongings when your tenancy ends.

Tenancy & Contracts

Everything you need to know about your agreement, guarantors and tenancy lengths.

Our standard agreements are normally for 44 weeks, although we can accommodate different requirements for certain courses. For example, nursing students may require a 12-month agreement.

Speak to us about your course and we’ll explain the options available.

No. Rebell does not currently take deposits on its student properties.

We don’t normally carry out a traditional credit check, although tenants are required to provide a guarantor.

Your guarantor would be responsible for the rent if you’re unable to make the required payments.

Please speak to us before applying. Our standard requirement is for tenants to have a suitable guarantor, and we’ll explain the available options based on your circumstances.

That’s not necessarily a problem. Rebell can consider guarantors who live outside the UK, although the checks are carried out differently.

Contact us and we’ll explain what information we need.

You’ll initially complete an application for your chosen property or room.

You’ll then enter into the appropriate tenancy agreement. Once the tenancy agreement has been signed, it is legally binding, so you should make sure you understand the terms before signing.

Please ask us. We’re happy to go through any part of the agreement with you before you sign it.

You should always make sure you’re comfortable with and understand the terms of your tenancy agreement.

A fixed-term tenancy is normally binding until the agreed end date.

If your circumstances change and you need to leave early, speak to us as soon as possible. In certain circumstances, we may be able to consider a replacement tenant, subject to that person meeting the necessary requirements.

Rent & Payments

Information about rent payments, Student Finance and payment methods.

Rent can normally be paid monthly or termly, depending on the payment arrangement agreed for your tenancy.

Rebell currently accepts several methods of payment. We’ll provide the appropriate payment details and instructions when your tenancy is arranged.

Yes. Rebell’s termly payment arrangements are designed to work around the normal Student Finance payment cycle.

If Student Finance changes your payment dates or you experience a delay, contact us as soon as possible so we can discuss it with you.

Please don’t ignore the situation.

Contact us as soon as you know there may be a problem. The earlier you speak to us, the sooner we can understand what’s happening and discuss the situation with you.

Your tenancy agreement will explain your rent obligations and any applicable terms.

Moving In

Everything you need to know about moving in, keys and arrival day.

Each tenant is provided with a key to the property and a key for their individual contracted bedroom.

We’ll arrange key collection with you before your tenancy begins.

Let us know in advance when you intend to arrive and we’ll arrange a convenient time to meet you.

We understand that parents or family members may be helping you move, so we’ll do our best to make the process straightforward.

Please bring identification with you. If somebody else is collecting keys on your behalf, let us know beforehand.

Yes. When you move in, we’ll help you with the basics of the property, including heating, lighting, appliances and broadband.

You’ll also have the opportunity to ask us any questions before settling into your new home.

Tell us straight away.

Our team carries out work on properties before students arrive, but if you notice anything you’re unhappy with after moving in, contact us and let us know.

Living in Your Rebell Home

Maintenance, repairs, decorating, gardens and general living.

Contact Rebell and tell us what’s wrong, which property you’re living in and your room number where applicable.

You’ll be provided with contact information for reporting both routine repairs and emergencies.

Rebell provides maintenance support covering the different trades required across its student properties.

Report the problem to us with as much information as possible and we’ll arrange for it to be dealt with.

Please don’t redecorate the property without speaking to us first.

If you’d like to make changes, you must obtain Rebell’s written permission beforehand.

Rebell currently takes responsibility for changing light bulbs within its student properties.

Rebell looks after the garden and yard areas.

We simply ask students to keep these areas reasonably clean and free from obstructions so that our team can access them when necessary.

You shouldn’t need to. Contracted student bedrooms already have their own locks.

Edge Hill University students can access their Council Tax exemption certificate through their university account or portal.

If you have difficulty obtaining it, contact the university for assistance.

Moving Out

What you need to know about check-out, returning keys and leaving your home.

We’ll contact you as your tenancy approaches its end and explain the check-out arrangements.

This gives everyone time to prepare the property, return keys and deal with anything that needs attention before leaving.

We’ll arrange the return of your property and bedroom keys as part of the check-out process.

Please don’t simply leave keys behind without confirming the arrangements with Rebell.

Yes. Please take your personal belongings with you when you leave, including anything you brought into the property yourself.

This will depend upon your tenancy and the particular property.

If you need accommodation outside your normal tenancy period, speak to us as early as possible and we’ll let you know what options may be available.
